Material Shortage and Fence Replacement Price Increases



Stay Calm, We have the Materials

During the coronavirus pandemic that our nation and state of Texas has endured, there has been a few changes that don't seem to be going away.  As you may already know, our financial family leaders have been working from home if possible and the home improvement stores have become shopping malls.  Our "honey do" projects have run out of excuses and the time to get them done has presented itself in a major way.  With these things considered along with the natural storm and fence season ramping up, we in the fence business have had to travel to multiple stores for each project to find materials.  For example, visit a Lowes and try to buy yourself some 4x4 pressure treated pine posts or see how many cedar pickets they have available.  You may have a better chance finding a pallet of Clorox wipes at your local grocery store.

After speaking with the lumber yards in east Texas this past weekend, the shortage is only just begun as the mills have been working at half capacity and back logged during the pandemic.  As result, material distributors and home improvement stores have increased their material prices over ten percent or 3 dollars a foot from last year.  Small businesses in our industry have been purchasing bulk materials wherever they can be found and trying to save them in storage units to keep from shutting down.  With this being said, we unfortunately have not choice but to raise our prices as well to avoid going out of business.  Please understand that this is the last thing we wanted to do but we have no choice but to make these adjustments.

Effective immediately, Kingdom Roof and Fence has set a new pricing structure for our residential wood fence customers that will be competitive as usual.  Please refer to your estimates for more information regarding these updates from our company.  We would however like to remind you that we still offer metal post fencing solutions which are readily available and come with a lifetime warranty.  In addition, there are great wrought iron and aluminum fences available for you to choose from that have not been effected from the pandemic like the wood products have.  Thank you for reading our blog and understanding that is has been and will always be our goal to bring you the best our industry and marketplace has to offer at affordable prices.  -Kingdom

Fence Contractor in the Katy Texas area

We at Kingdom would like to help alleviate some of the stress associated with of choosing the right fence for your home.  Here are a few things to consider upon making your final trim package selection and proceeding towards beginning the construction of your project.

First we would like to highlight the installation of your new posts.  Many contractors in the business do the traditional "dry pack" method which proves to be ineffective over a period of time.  This process places the post in the new holes dug and then packs literally dry concrete that has not been mixed yet.  This typically follows a water hose soaking the dry concrete and a stick mixing it together.  Unfortunately too many contractors do this and the concrete forms in different stages leaving multiple set pieces very similar to gravel around your post.  This explains the posts that are leaning but are set in concrete within the first year or two of the install.

The correct method to set posts is to mix the concrete before setting the posts and then pour the final product around the post.  During this process you're making sure your posts are level and lined up with you string.  There is a poking stick or we like to use the end of a level to push down the concrete making sure that it is all the way down and around the posts.  This simply step cannot be overlooked and corner cutting must not be done during this step or you'll be looking at your fence on the ground once again way sooner than expected.

Secondly, we need to discuss the "rails" or 2x4s that are the framework of your new fence.  Most fences that were built during the construction of a home have only two rails.  This means there's one at the top and another at the bottom.  We refer to that as "builder grade" fencing that could be potentially code for something more derogatory.  When replacing a fence, it would be very uncommon for a reputable contractor to use that same bracing style.  For the longevity of the fence and to ensuring the pickets are securely attached, the 3 rail system is obvious framework that is used on 6' wood fencing.

Lastly, there's the subject of building a gate that works and will stand the test of time.  We in the fence business would like to think is the difference the separates the men from the boys.  There are several unique gate assemblies that work and can be used but after a decade in the fence business we are sold on the 3 hinge diamond bracing system.  This means that instead of the customary 2 hinge gate assemblies that we see on almost every fence in our neighborhood, a 3 hinge fence is a better choice for holding the weight of the gate.  It's important to also spotlight that there needs to be another post close by the hinge side of the gate for additional support of the gate.  If installed correctly, the gate is more similar to a front door than a fence gate comparing how sturdy it is.

Let's discuss a few installation procedures that separate Kingdom Roof and Fence apart from our competitors.  First, we always mix the concrete first before pouring it into the hole.  This may not seem important but most contractors pour dry cement into a hole and apply water with a hose while mixing it up with a stick.  Much like a driveway or any other concrete formation, you cannot pour new concrete on existing concrete that has already been set.  When you mix up the concrete in the hole, there's going to be parts of the concrete that are not mixed correctly and will become sections that set later.  This explains why many fences that are not even a year old yet are already leaning or have fallen down.


We built every fence with 3 stringers which means there's three 2x4 boards that are parallel with the ground to support your fence to the posts.  With one near the top, one almost at the bottom and the third one exactly in the middle, you can rest assured that the pickets will be securely attached to your new fence which prevents warping and detached rouge pickets.  Lastly, we also build our gates like no other fence company in the Houston area. Kingdom Roof and Fence is a roofing and fencing contractor in the Houston area located in Richmond, TX.  It's been an amazing experience helping our clients get the best available fence fit into their budget. Our continued goal is to keep providing the best fence solutions for our clients and their friends and family.  Here's a few things that you should consider before making a decision on replacing your fence.

Fence Posts

Choosing what type of fence posts is very important because without a post, your fence will be laying on the ground.  The two typical fence post selections on wood fencing are wood posts and metal posts.  Builder grade fences are installed with wood posts which require the concrete to come up to your ground level.  Often times these wood 4x4 fence posts have two distinct flaws.  The first is that the water from a rain saturates the bottom of the posts and begins the rotting process. This is the number one cause of a wooden fence post breaking at the bottom.  Secondly, the wooden fence post do not make a very good support for a gate which is a pain and an embarrassment to open for you or your guests after less than a year.

We would like to recommend that your fence is built with metal fence posts. These posts will have the most important structure of your fence secure for life!  This includes windstorms, flooding, freezing, animal abuse and children's horseplay.  With your metal post installation, you can rest easy that your next home project will not be a fence repair.  We also would like to point out the benefits of using metal fence posts for your gate construction.  Metal brackets that hold up your gate are much stronger and can easily be adjusted to the post compared to a traditional wood post.

Next we would like to highlight a quality issue that our potential clients are often unaware of, the removal of existing posts and the installation of the new ones.  Most contractors make the predictable corner cutting or sawing off the existing posts and then setting the new posts a few inches to a foot away.  This process will leave uneven sections and wasted materials in addition to unsupported corners.  Another area of interest is the application of the concrete.  You'll see many fly by night contractors pour concrete mix inside of a hole and then pour water into the same hole for mixing.  This will NEVER set correctly and no matter how much you attempt to mix it up with a stick.

Kingdom Roof and Fence removes all of the concrete from each existing post, set's the 6' fence posts at exactly 8' apart and the 8' fence posts at exactly 6' apart.  The difference is very noticeable once you can see the final product and it's too expensive to do it again.  We also mix our concrete in a bucket or wheel barrel correctly before pouring it into the holes to set the posts.  These are two steps of the fence building process that will separate your fence from the competition and leave you feeling proud at the conclusion of the project.

Fence Options

Here's the cosmetic appearances that serve multiple purposes to your new fence.  We're going to highlight both the options and their structural significance to your new fence.  Below you'll see a detailed description of pickets, kick board, trim pieces and gates.

Pickets - Pressure treated pine is a great option but the cedar pickets are the obvious upgrade.  The harder wood (pine) will prevent moisture from saturating into it but it cracks easily after an extended period of time for the same reasons.  The cedar fence pickets is a softer wood and doesn't warp or deteriorate as easy.  This softer wood is a better choice for your fence and when protected by a stain or sealant will last much longer and look much better.  We also offer clean cedar which has no imperfections

Kick Board - This option is (also referred to as the rot board) a pressure treated pine 2x6 that is installed at the bottom of your fence.  This option elevates your pickets 3'' off of the ground and prevents "wicking."  Like a candle wick, your fence pickets start grabbing water from the bottom and then the rotting process begins.  Take a look at any old fence picket and this evidence will become apparent.  Another great feature of installing the kick board, it will prevent your pickets from being damaged by weed eaters.  Consider this option which will protect your fence long term more than any other addition.

Trim Pieces - Most fences have a 1x4 trim piece at the top that covers up your pickets and makes your fence look beautiful.  This top trim board is essential for a straight fence and protects the top of your pickets from splitting and warping. A 1x2 trim piece in addition to the 1x4 at the top of your fence is known as "double trim."  This looks great and is typically used with a "top cap" which is a 2x6 or 2x8 cedar board.  These modifications can be made later after the fence is built or will be added at the time of your new fence installation.

Gates - This is the gateway into your property and the focal point of most fences.  When it comes to gates, they really separate the men from the boys besides the division of your front and back yard.  Our pride and joy are 6' gates cut out of 8' fences.  Gates should be constructed with a 3 hinge system and on a supporting post or posts that are less than two feet apart.  Kingdom Roof and Fence build every fence and guarantee them for 3 years.  This means that they will open and close like the day they were made years later.
